How Big a Role do Real Estate Agents
Play in the Real Estate Industry?
In a typical neighborhood,
each individual plays a specific role which
contributes towards the creation of the community
as a whole. The same thing applies when it
comes to the real estate industry. Everybody
has his or her specific role to play. Take
the residential real estate investment area
as an example. Here, the homeowners serve
as the property sellers while another homeowner,
or a residential real estate investor serves
as the buyer. There are also the parts played
by the real estate appraiser, the real estate
lawyer, the real estate agent and the real
estate investor. As you can see, there is
a definitive function that each individual
plays.
One of the key players, as you can see in
the aforementioned scenario, is the real estate
agent. Real estate agents or brokers basically
act as the link between those who would like
to sell their real estate property, and those
who would like to buy it from them. This intermediary
role can be quite difficult to handle by individuals
who lack ‘people’ skills, as well
as convincing and negotiating powers.
To have a deeper understanding of the depth
of the role that real estate agents play in
the industry, just imagine what it would be
like if homeowner A decides to directly buy
property from homeowner B. Without a person
negotiating the interests of both parties,
there may be a lot of misunderstanding, the
transactions may not go smoothly and the deal
or sale may not be closed at all. This just
goes to show the powerful role played by a
real estate agent to look after the interests
of the buyers, the sellers and even the real
estate investors.
The United Kingdom is one of the countries
where real estate agents are not regulated.
Here, real estate agents and brokers can operate
without the requirement of belonging to a
particular real estate agency. Today, there
is a significant number of real estate agents
in the country who are operating online. Their
edge over traditional real estate agents is
that they can charge lower fees and sell online
real estate “packages”.
As a final thought, here are the additional
tasks that a real estate agent has to perform.
They can perform the appraisal of a residential
real estate property and at the same time,
advise the seller about the trends in the
local real estate market. With their knowledge
of the current trends, both buyers and sellers
will be given an accurate assessment. As previously
mentioned, they mainly act as a negotiator
on behalf of buyers and sellers. All in all,
real estate agents should successfully bridge
the gap between the owner who wishes to sell
his or her property, and the buyer who would
like to put down funds on a good and solid
investment. Without real estate agents, the
industry may take a nosedive since they are
the ones who keep the real estate transactions
bouncing and forth, keeping the industry alive.
